Facility Planning

Plan a Performance Training Facility

From blank floor plan to opening day: a complete planning framework for athletic directors, head coaches, and facilities teams.

The 6 Phases of a Performance Facility Build

Whether you’re building from scratch or renovating an existing space, every performance facility project goes through the same six phases. Miss any one of them and you’ll pay for it in cost overruns, wrong equipment, or a room that doesn’t work for how you train.

Phase 1: Needs Assessment

Define who uses the facility, how many athletes train simultaneously, what sports you serve, and what your coaching philosophy requires. This drives every downstream decision.

Phase 2: Space Evaluation

Measure everything. Ceiling height, HVAC locations, column placement, electrical capacity, subfloor condition. Hire a structural engineer if you’re making any load-bearing changes.

Phase 3: Zone Design

Divide your space into functional zones: barbell/rack, Olympic platform, machine/cable, conditioning, agility/turf, and recovery. Assign square footage targets to each zone based on your athlete census.

Phase 4: Equipment Specification

Build your equipment list from the zone design out, not from a vendor catalog in. Get quotes from at least 3 vendors. Build a 10% contingency into your equipment budget.

Phase 5: Infrastructure & Installation

Flooring, lighting, HVAC upgrades, electrical, mirrors, storage systems, and signage all need to be sequenced correctly. Flooring goes in after infrastructure work is complete and before equipment arrives.

Phase 6: Commissioning & Staff Training

Walk every piece of equipment with your vendor rep before they leave. Document your equipment inventory with serial numbers and warranty cards. Train your full coaching staff before athletes use the space.
